I was recently discussing, with a client, an offer we submitted for her. Long story short and a lot of back and forth negotiations we were at an impasse. The seller did not want to accept an offer below listing but my client wanted a few thousand below that price and neither would budge. Knowing this was the right home for my client we sat down and I went over the contract in detail with her. Buyers and sellers focus on the sale price that big number on page # 1. As we all know the "Devil is in the details" there are thousands of $$$ that can go back and forth in these contracts that buyers and sellers just do not pay attention to. (Make sure your agent DOES!)
At the end of the day my client received a better deal that she was planning because she realized if she agreed to the purchase price the seller did not even consider the fees and costs they would be paying in other parts of the contract. When negotiating you have to look at all the angles to get the best deal for your clients.
